A locally listed former pub on Denton's high street sat empty and deteriorating - a familiar story on too many town centre streets. A local property investor and an independent restaurant operator saw the opportunity. STA delivered the rest. We took the project from planning application through to fit-out completion, navigating the sensitivities of a locally listed building while keeping the programme tight and the client's vision intact. The result is a thriving Turkish café / restaurant that has quickly become a much loved fixture in the local community.

The process
THE BRIEF
The client partnership — a property investor and an independent operator — needed a practice that could handle the full project lifecycle without handoffs, delays, or inflated fees. The building presented planning constraints typical of a locally listed asset, and the operator needed to open quickly to start generating revenue.
Speed mattered. So did getting planning right first time.
WHAT WE DELIVERED
Planning Application — full submission managing locally listed building constraints
Interior Design — concept through to detailed design, balancing the building's character with the operator's brand
Interior Fit-Out Package — construction drawings, specifications, and contractor coordination
Building Regulations — full compliance package through to sign-off
THE OUTCOME
Vacant to trading in 14 weeks.
A building that had been a liability on the high street is now a neighbourhood café & restaurant drawing a loyal local following. For the investor, a disused asset is now an income-generating property. For the operator, a space that feels like theirs.
This is the kind of project STA exists for - commercially led, design-aware, and delivered without drama.
