OVERVIEW A substantial new-build family home on the edge of the Eccles Conservation Area. Six bedrooms, approximately 4,500 sq.ft, luxury specification throughout — designed to a private client's brief and delivered to their hands in August 2023. Studio Tashkeel led the design and secured planning permission. Tashkeel Developments acted as main contractor, managing every subcontracted package from groundworks through to fit-out and handover. The process
THE BRIEF
The client wanted an exceptional home — not a developer product, not a compromised spec, but a house designed around how they actually live. Scale, quality of materials, and interior detail were all non-negotiable.
The site added complexity. Sitting on the boundary of the Eccles Conservation Area meant the design had to satisfy the council's heritage and character requirements without diluting the ambition of the brief. A Section 73 amendment was required mid-process to evolve the design — refining the style, elevations, and external materials to better reflect both the client's vision and the planning context.
Getting that balance right, without losing time or momentum, was the central challenge.
WHAT WE DELIVERED
Design & Planning Application — Full architectural design from concept through to a detailed planning submission, navigating the sensitivities of the conservation area boundary context.
Section 73 Amendment — Design evolution mid-process, securing an amended consent that allowed the elevations and external character to be refined in line with the client's developing brief and planning officer feedback.
Main Contractor Role (Tashkeel Developments) — End-to-end construction management across all subcontracted packages: groundworks, structure, envelope, MEP, fit-out, and landscaping.
Programme & Cost Management — 19-month delivery from start on site to handover, managing a luxury specification and a complex sequence of works to programme and budget.
Handover — Completed August 2023. Owner-occupied.
THE OUTCOME
A completed luxury home — 6 bedrooms, 4,500 sq.ft, finished to an exceptional standard — delivered from initial concept to keys by a single integrated team.
For a project of this scale and specification, the integrated model matters. When the designer and the contractor are the same organisation, there are no handoff gaps, no finger-pointing when details need resolving on site, and no tolerance for a design that works on paper but creates problems in the build. Every decision — from planning strategy to material selection to subcontractor coordination — was made with the finished result in mind.
