Design Development

We were approached recently with a request to design a commercial multi-use building. Part of this building would be used for business and part would be residential apartments. Finding a balance for both uses is essential if the project is to be successful. The aim was to provide regeneration to a busy high street location giving local businesses a place to work from in the heart of their community whilst also creating attractive accommodation on the upper levels in the form of apartments.

As with all our projects, our design work commences with the exploration of form and façade, this is a key part of the design development.

Of course, we go for an architecturally eye-catching, exclusive and minimalist design! However, we aim for an architectural design which is sympathetic to its surrounding environment. In this project, this was especially important as the new scheme was to be located in between existing buildings of differing heights on both sides (with traditional designs).

Our designers took on the brief and came up with several options that were not only aesthetically pleasing but also successfully achieved the client's brief of maximising the potential of the site.

The internal design development began by exploring the spatial requirements of the future tenants. Design options included schemes where retail outlets were accommodated on the ground floor with apartments above, others which consisted of a combination of offices and apartments.

Externally the façade design developed with the schemes and its design language changed to suit the existing surroundings. The final design featured light red brick with dark grey window reveals and spandrel panels to create consistency throughout the scheme.

The internal space of the third floor was reduced slightly and stepped back from the front to reduce the impact of the building from street level, in keeping with the adjoining buildings. The roof was clad in light grey aluminium panels to compliment the dark grey aluminium cladding frame and window reveals of the main building.

As with any of our projects, our design investigation produced various options – all of them working within the parameters of the project constraints, yet each having its own inimitable exquisiteness.
